Requiring Liability Insurance
In this 55th episode of We Are TPM, John and Kyle discuss requiring liability insurance
as a tenant. Liability insurance is an important way to protect people from being liable
for something in a society that is becoming increasingly litigious. It is insurance for a
person's liability to the landlord, but it does not cover all liabilities, such as rent. It is an
important way to reduce risk for landlords and tenants, and is a necessary part of the
industry.
The conversation is about why it is important for tenants to have liability to landlord
insurance when renting a property. Property managers often require it as a minimum
coverage, and the conversation gives an example of why it is necessary for tenants to
have this insurance. One example is of a tenant who caused a fire in the kitchen, and
the insurance would cover the cost of the repairs to the landlord. However, the tenant
is still responsible for the other costs associated with the incident, such as finding
somewhere else to stay and paying rent.
